To create a Neighbourhood based on Permaculture Principles that will serve as a model of a socially and environmentally sustainable community

  4. Buildings to feature environmentally responsible construction
  5. Sustainable production of food for the neighbourhood and wider community with a “Buy Local” emphasis
  6. Principles of Permaculture- earth care, people care
  7. Meet food, water and energy needs locally
Environmental Features – to reduce utility bills and decrease environmental footprint
  1. Advanced sustainable architecture and technology
  2. Buildings oriented and designed for energy efficiency using passive solar design, solar hot water heating, and incorporating other renewable technologies where appropriate
  3. Building materials and componentry chosen for energy content, toxicity, environmental impact, durability and recyclability
  4. Rainwater collection for household and garden use, on site storm –water and waste water treatment.
  5. Clustering of buildings to minimize access and roading, and to allow for maximum productive land and recreation.
  6. Comprehensive site development based on permaculture principles to include productive landscaping and organic gardening principles
  7. To be in a unique position to trial, monitor and demonstrate sustainable technologies and methods
Social Features
  1. To accommodate young, middle and older age groups to create a diverse intergenerational village
  2. To build a stronger sense of community with common spaces incorporating a meeting house, common areas.
  3. Cars confined to site edges to create “walking safe” and “people friendly” zones
Economic Features
